Coleman Group’s 1st Annual Lexington Retail Market Study - 06/06
Coleman Group, LLC, the publisher of the Annual Lexington Office Market Study, has prepared the 1st Annual Lexington Retail Market Study. This study is designed to track vacancy and rent levels of retail space throughout the Lexington area. Eighty-eight retail centers were surveyed and then categorized according to location. An overview of the Lexington area economy and demographics is included in the study to present the business climate in which these Eighty-eight centers exist. Finally, a summary of the vacancy and rent levels was constructed to be used for comparison purposes for a specific property or properties. The vacancy and rent level summary as of June 2006 is as follows:

There is approximately 10,265,665 square feet (SF) of rentable retail space currently available on the market. At this time, 567,855 square feet is vacant indicating a vacancy rate of 5.53%. Factoring sublease space currently available, the overall market availability is 6.32%.

Compass Capitol Purchases University Shopping Center, Richmond, KY - 12/05
The University Shopping Center was recently purchased by Compass Capitol on November 30, 2005, of which Tom Jameson and Bob Cole of Coleman Group are co-owners.  This property is presently 90 % leased.  Plans are to re-develop the center with new facade and bring in national tenants like those located at Coleman Group’s other retail centers in Lexington and Winchester, Kentucky.

Bob Cole, President of Coleman Group, LLC, announced today that his commercial real estate firm has been contracted to provide property management and leasing services for the University Shopping Center located at 526 Eastern By-Pass Road in Richmond, Kentucky.  This contract added 200,070 additional square feet of commercial retail space to the one million plus square feet already represented by Coleman Group.

“This center is a welcome addition to our expanding portfolio,” commented Cole. Its location next to Eastern Kentucky University puts it in a prime location, so that it’s strategically positioned for growth.
